Roof quotes for shops, schools, churches, and warehouses in Lagos, Abuja, and Ibadan. Longer sheets, gutters, and work around an open business.

A commercial roof is a longer span, a busier gutter, and a building that often has to keep working while the roof is touched. Shops, schools, churches, clinics, small factories, and warehouses do not behave like a duplex. The sheet may be an industrial trough rather than a residential long-span. The fall from the ridge is larger. The people underneath cannot always move out for a week.

Quote requests for that kind of building, in Lagos, Abuja, and Ibadan, are read by Micheletti Construction. There is no list of other commercial roofers attached to this page, and there is no day-rate published in naira. The form asks for the property type — commercial, industrial or warehouse, multi-unit, or a new development — so the request is not filed as a house.

What changes when the building is not a house

Length is the obvious change. A warehouse slope can be long enough that thermal movement in an aluminium or steel sheet is something you plan, not something you discover when the fasteners shear. End laps, if the sheet is not truly long enough, have to be detailed for the volume of water coming down that length. A lap that is acceptable on a five-metre house slope can leak on a twenty-metre factory slope in the same storm.

Gutters and downpipes become the roof. On a house, a failed gutter wets a wall. On a church or a market hall, a failed gutter wets the place people are standing, and it can overload a single outlet that was sized by eye. Lagos’s rainy season is long: NiMet’s 2025 prediction, reported by Punch, put 250 to 290 rainy days on the state, and the 2024 state briefing put a long-term rainfall average near 1,721 millimetres. A commercial gutter in Lagos is in use for most of the year. In Abuja it is in hard use for a shorter season and then fills with Harmattan dust if nobody lifts the leaf guard before the first rain. Those are different maintenance notes, and they belong in the quote.

Penetrations multiply. Extract fans, signage supports, lightning bonds, and roof-mounted tanks are common. Each one is a preferred path for rain. A commercial leak is often at the fan curb, not in the field of the sheet. Photograph the fitting as well as the drip inside.

Working while the place is open

A school cannot take a sudden open ridge on a Monday morning. A clinic cannot take dust in a treatment room. A shop on a busy road in Ikeja, Wuse, or Dugbe may not be able to close, and the pavement may not be a place to stack old sheets. Say the hours the building is empty, if it ever is. Say whether there is a yard. A warehouse on the Oluyole industrial side of Ibadan, or around Ikeja and Ilupeju in Lagos, often has more room to work than a church on a tight urban plot. The quote changes with that room. This page will not pretend those districts are all the same building.

Safety is part of the description, not a slogan. Fragile old sheets, skylights that look like sheets, and open edges on a storey above a playground are reasons to slow down. This site does not invent a safety-certificate number. It does expect the request to say if people will be under the work.

In Abuja, offices, shops, warehouses, and mixed-use buildings are a separate quote from a house. Use Abuja commercial roofing for Garki, Wuse, Jabi, Central Area, and outer industrial ground. The district pages still describe the streets: Wuse, Garki, and Jabi.

New commercial roofs and tired ones

A new warehouse roof is mostly about the frame spacing, the sheet profile, the gutters, and the daylight panels if you want them. Daylight panels yellow and crack, and they are a classic leak once the plastic no longer matches the metal’s movement. If you already know you want them, say so. If the existing ones are the leak, say that instead.

A tired commercial roof is often a patchwork: one bay replaced after a storm, the next bay original, the gutter liner from a third visit. Replacement of a single bay can be right. Replacement of the gutter alone can be right. Replacement of everything because one bay failed is not automatically right. Describe the bays. A simple sketch in a photo — even a hand pointing — is more useful than the word “entire.”

Storm damage on a long roof should be photographed from the ground and the timing marked as emergency if the building is open to the sky or the sheet is lifting. The first-48-hours guide on this site is about making the place safe. It is not a promise that a crew is already driving.

What we will not write on a commercial quote page

No client list, no “we did the roof at” stories, and no star rating. If a particular building needs references, that conversation happens after the request, about work the company is willing to discuss. This website does not borrow photographs and caption them as finished jobs.

If the property is a house that happens to have a shop downstairs, choose the type that is closest and explain in the notes. The wrong category only hurts if you leave the notes empty.

Questions people ask

Do you roof churches, schools, and warehouses?

Yes, those are ordinary commercial requests. Say which it is, whether people must keep using the building, and whether there is a yard for materials. The quote is reviewed by Micheletti Construction.

Can you work at night or on Sunday?

Sometimes the only empty hours are outside the working day. Put those hours in the form. Do not assume a night shift is included until the follow-up says so.

Is an industrial trough different from a house sheet?

The idea is the same — a profiled metal sheet fixed to purlins — but the span, the gutter, and the penetrations are usually larger. Name the profile if you know it. If you do not, photos of the edge of the sheet are enough to start.

Will you send a price by return email with no visit?

A serious figure needs the area, the access, the sheet, and the condition of the supports. The form starts that. It does not end it with a made-up rate per square metre.
