Replacement is the job you do when the covering has stopped being a covering. The coating is gone, the sheet is holed in more than one bay, the corrugations have flattened under foot traffic, or the patches have become a map of every rainy season since the house was built. It is also the job when a new storey or a new use of the building has made the old roof the wrong weight, the wrong pitch, or the wrong detail at the parapet.
A replacement quote from this site is reviewed by Micheletti Construction. It is not a referral. It also is not a price list. Two houses on the same street can differ by the length of the slope, the state of the purlins, whether the old sheets can be stripped from inside a lived-in house, and whether the work can wait for a drier week.
Signs the sheet is finished
Red rust that has broken through a galvanized corrugated sheet is not a colour problem. Published exposure work in the humid coastal Niger Delta — not a Lagos measurement, and not a rate you should copy onto your own roof — found rainfall, humidity, and airborne material acting together on galvanized iron. Lagos shares the humidity. Nigeria’s Third National Communication, via the World Bank climate profile, puts the annual mean relative humidity around Lagos near 88 percent. A sheet that has already lost its zinc there will not heal in the dry spell.
Aluminium fails differently. It does not rust red. It fatigues at fastener holes, oil-cans, and gets torn at laps if the screws were steel and the washers died. A slope of long-span aluminium with dozens of enlarged holes is a replacement even though the metal still looks silver from the street.
Stone-coated steel fails at the edges and at the chips. If the mineral coat is gone along the laps and the base steel is showing, screwing on another cap will not put the coat back. If the chips are intact and only a few tiles have slipped, that may still be a repair. Say which one you are looking at. This site does not pretend every metal roof is the same product.
What has to come off, and what might stay
Stripping is part of replacement. Laying new sheet over a rotten one traps the old holes and the old fasteners and makes the next leak harder to find. There are cases where a sound underlay or a sound valley can remain. Those are decisions after the roof is seen, not slogans.
Purlins and battens are part of the same quote. A new light sheet on a timber that has been wet for years will follow the sag. In older Ibadan compounds, where a 2012 city survey found corrugated iron on 69 percent of responding households, the timber under an original sheet may be older than the patches nailed on top. In newer Abuja estates the structure may be steel and the question is spacing and corrosion at the supports, not termites. In Lagos, salt-laden air and a long wet season — NiMet’s 2025 outlook put 250 to 290 rainy days on the state — punish any bare steel fixing that was never coated.
Weight matters when the replacement is heavier than the original. Stone-coated profiles are generally a different load from a thin aluminium long-span. A roof that was framed for one should not quietly receive the other. Tell us the existing material and, if you know it, what you hope to put back. If you do not know, say so. Guessing a product in the advert and discovering the purlins on site is how replacements stall.
Living in the house while the roof is off
A replacement opens the building. Rain in the wrong week soaks ceilings, wardrobes, and wiring. Lagos has a long season and, in the 2025 NiMet discussion reported by Science Nigeria, a severe little dry season in late July into August lasting on the order of 27 to 40 days. That lull is not a guarantee, but it is a different programming problem from Abuja, where the 2025 outlook put the end of the season in the FCT in the first three weeks of November, after a single wet stretch. Ibadan’s second peak means an August calm can be followed by more rain. The quote should say whether the household can move under a tarpaulin, sleep downstairs, or wait.
Access is the other half of the programme. A warehouse in Oluyole with a yard can take a longer sheet than a house in Ikeja GRA with a two-metre side passage. Storey height changes scaffolding. A locked estate changes the hour the work can start. None of those facts is a published tariff. All of them belong in the form.
What this page refuses to invent
There is no gallery of replaced roofs, because this site will not caption someone else’s photograph as a Micheletti job. There is no “from this many naira.” There is no claim that every old corrugated sheet in Ibadan must come off, or that every long-span in Lekki is due. There is a way to ask for a replacement to be priced against the building you actually have.
If you are still unsure, ask for an inspection and mark the timing as planning rather than emergency. A replacement decided from a WhatsApp photo of a single rust spot is how sound roofs get thrown away, and how finished roofs get another patch.
