Jabi’s roof problem is a joint. Newer commercial blocks and apartments stand beside older houses, and a single plot can carry both: a sheeted span over the rooms, and a flat deck over the stair or the parking. The leak lives where those two systems were asked to become one roof, usually with a band of cement that cracked.

Two roofs on one building
A sheet throws water off. A deck holds water until a fall and an outlet take it away. At the joint, the sheet should turn up or flash into the deck’s upstand. When it was only butted and mortared, rain runs behind the mortar. The stain appears at the head of the stair, which looks like a plumbing leak because pipes are nearby. If the taps are dry and the mark grows only in rain, it is still the roof using the stair wall as a path.
Older houses next to those blocks often keep a simpler metal roof. Their gutters face a new neighbour’s discharge. A downpipe from a taller block, aimed at your eaves, will overwhelm a house gutter that was sized for one slope. Say if the building beside you is newer and taller. That is not a complaint form. It is the reason your outlet overflows when theirs runs.
Apartments add a manager. The deck over the stair may be common. The ceiling in your flat is not. Write whether you can authorise work above the top floor. A quote that cannot touch the joint is only a description of the stain. If the building is an office block, a shop podium, or mixed-use rather than a house, say that and read Abuja commercial roofing. The joint is the same; the hours the floor can close are not.
Dust on the deck, then one wet season
Abuja’s dry months lay Harmattan fines on flat surfaces that barely slope. A Jabi deck that looked clean in January can hold a mud line by the first storms. Those storms belong to one wet season, not to a year of daily rain. If the outlet is level with the slab, the fines never had a chance to leave. The Abuja hub states that seasonal shape. - What is in the joint: a proper flashing, or cement that has cracked?
- Is the stained room a stair, a top-floor flat, or an older house beside a taller block?
- Can you authorise work on a common roof?
- Did the mark start on the first rain, or only after the neighbour’s new downpipe?
