Metal roofing: long-span, stone-coated, and corrugated

A plain comparison of long-span aluminium, stone-coated steel, and older corrugated sheets for Nigerian houses, with no invented prices.

Most roofs that people ask about on this site are metal: long-span aluminium, stone-coated steel, or corrugated sheet that the trade still calls zinc even when the coating is long gone. They are three different build-ups. They share a need for laps, fasteners, and gutters that match the rain they will meet. They do not share a price, a weight, or a way of failing.

Micheletti Construction quotes metal roofing from the requests sent here, for repairs, replacements, and new work. The page you are reading is the comparison. The form is where your own slope gets described. Nothing below is a disguised tariff.

Long-span aluminium

Long-span aluminium is rolled or supplied in lengths that can cover a residential slope in one piece, which removes some of the end laps a short corrugated sheet would need. It is light. It does not go red with rust the way a galvanized iron sheet does when the zinc has left. It does mark, dent, and tear at holes if it is walked on carelessly or fixed with a fastener that cannot move with the day’s heat.

A 2025 comparative life-cycle assessment of galvanized steel and aluminium roofing sheets in Lagos treated both as popular choices in that city and reported aluminium as the more durable option in the comparison, while also noting that aluminium production carries a heavier environmental cost. That is one study, not a law. It matches the reason many Lagos houses moved toward aluminium: humidity. The World Bank climate profile, citing Nigeria’s Third National Communication, gives an annual mean relative humidity around Lagos of about 88 percent. A bare steel edge in that air has work to do.

Quality is not guaranteed by the nickname. NIS 488:2010 is the Nigerian industrial standard a 2025 study used when it tested profile aluminium sheets from makers in north-central states. Most of the firms in that sample missed major parts of the specification, including coating and impact checks. The sample was not a Lagos or Ibadan shop survey. The useful lesson is narrower: ask what thickness you are buying and whether anyone has tested the coil, and do not treat “original long-span” as a test certificate.

Stone-coated steel

Stone-coated roofing is usually a steel tile or panel with a metallic coating and a bonded layer of mineral chips, pressed into a profile that reads as a tile from the street. It is chosen for appearance on newer houses in estate districts — people mention it often for parts of Lekki, and for some Abuja estates — but this site does not have a census of how many roofs are actually that product. Do not let a sales line become a statistic.

The chips hide the steel until they do not. Cut edges, poorly turned laps, and steel fasteners without a proper washer are where the base metal meets the weather first. The system is heavier than thin aluminium. A frame spaced for corrugated iron should not receive it without someone looking at the supports. Installation is less forgiving than a simple screw-down sheet, because the interlock is the waterproofing. A tile that looks seated and is not will leak along a line that is hard to see from the ground.

No lifespan in years is printed here. Brochures that promise several decades are marketing. The life you get depends on the coast or the inland dust, the fasteners, and whether anyone walks the slope in boots.

Corrugated sheet

Short corrugated sheets, galvanized or aluminium, are the older pattern and still the common one in a great many compounds. In Ibadan, a survey of 1,067 households from July to September 2012, across 11 local government areas, recorded corrugated iron on 69 percent of the roofs. That figure is more than a decade old. It is the best city-scale count this site is willing to cite, and it explains why so many Ibadan repair requests are about patched iron rather than a stone-coated tile.

Galvanized iron fails by losing zinc and then rusting through, faster where the air is humid and dirty. Exposure experiments in the Niger Delta, published in the Journal of Environmental Protection and in related papers, tied corrosion of galvanized roofing sheet to the combination of rain, humidity, and airborne material. Those sites are not Lagos and the rates are not yours. They are evidence that “zinc” in a humid coastal climate is a maintenance item, not a permanent skin. Aluminium corrugated sheet avoids the red rust and still needs the same discipline at the screws.

Corrugated roofs leak at end laps, because each sheet is short, and at the nails or screws that perforate every crest or valley depending on how they were taught. A replacement in the same profile can be the honest answer for a house whose timber was cut for that module. A switch to long-span can also be honest, if the laps you are trying to escape are the actual problem and the frame can take the new fixing pattern.

Fasteners, noise, and heat

The screw is part of the roof. A carbon-steel screw in an aluminium sheet is a small galvanic cell once the washer cracks. Staining around fasteners is a warning, not a cosmetic. Caps that have split in the sun are no longer caps. Say if you can see bare shanks.

Rain on a single-skin metal roof is loud, and the underside can drip condensate on a humid morning even when it did not rain. A foil-faced insulation or a ceiling void changes that. It is optional only if the rooms below can bear the alternative. Mention occupied rooms directly under the slope so the quote does not assume a bare sheet over a store.

Colour fades. Fading is not leakage. Leakage is a lap, a hole, a valley, or a penetration. Describe the failure you have, not only the colour you dislike.

Micheletti Construction will follow up on the method you pick. If you have already bought a bundle of sheets, say the type and the thickness printed on the coil or the invoice. A quote that assumes a different metal helps no one.

Questions people ask

Which metal roof is best in Nigeria?

There is no single best sheet. Aluminium avoids red rust in humid Lagos air. Stone-coated steel is a heavier, tile-like system that depends on its interlock. Corrugated iron is still common, especially in older Ibadan stock, and it needs its coating intact. The right one is the one the frame, the span, and the salt or dust of the site can live with.

Does NIS 488 mean every long-span sheet on sale meets a standard?

No. NIS 488:2010 is the specification a 2025 study applied to profile aluminium sheets. In that north-central sample, most producers did not fully meet it. Ask for thickness and any test evidence rather than assuming the label is the standard.

Will you recommend a brand?

The follow-up can name a product that fits the roof once the span and the building are known. This page does not rank brands or print their prices.
