A leak is a path, not a stain. Water that enters at a ridge can travel along a purlin, drop onto a ceiling board two metres away, and convince everyone that the hole is above the bucket. Leak repair starts by refusing that shortcut. The quote is for finding the path and closing it, not for painting the ceiling and hoping.
Micheletti Construction reads leak requests sent from this site. They are not distributed to other firms. You do not need to have solved the path before you write. You need to describe what you can see, safely, and say whether the water is active.
How to look before you write
Stand in the dry part of the room and note the stain’s edge. A stain with a tide mark that grows only on one side of a beam is often tracking along that beam. A stain that appears in the same place within minutes of rain, directly under a bathroom vent or a satellite cable, is more likely to be that penetration. A stain that appears the day after rain, in a top-floor room with no obvious fitting above it, may be a lap or a valley that filled and then drained slowly.
Do not walk the roof while it is raining. Wet metal is slick, old corrugated sheet can be paper-thin at the ridges of the corrugation, and a fall is a worse problem than a wet ceiling. Photos from a window, a landing, or the compound are enough to start. If you can see daylight through a sheet from inside the roof void, say so. That is a hole, not a mystery.
Switch the story off at the distribution board if water is near a light or a fan and you can reach the board without standing in water. Say that you have done so. Electrical damage is part of the description of the leak, not a separate trade you have to hide.
What leak repairs usually touch
On long-span aluminium and on corrugated sheet, the usual entries are side laps, end laps, fasteners, ridge caps, and the collar where a pipe or a cable passes through. A pipe that was flashed with cement often cracks where the metal and the cement move differently in the heat. The leak then looks like a plumbing leak. It is still a roof leak if the water is rain and the pipe is only the hole it used.
Valleys and box gutters leak when they are too flat, too narrow, or full. The repair may be cleaning and re-seating the valley, or it may be rebuilding a gutter that was never deep enough for the rain that actually falls. In Lagos, NiMet’s 2025 outlook, as reported by Punch and TheCable, put the rainy season at 250 to 290 days in the state. A gutter sized for a short storm is asked to work for most of the year. In Abuja the season is shorter, but the first storms after the dry months can be abrupt, and a gutter packed with Harmattan dust fails on that first afternoon.
Parapet walls leak in a way sheets do not. Water blown against the wall runs down behind the flashing if the chase was never cut, or if the flashing has pulled out. The ceiling stain is at the edge of the room, which people mistake for a window. The repair is at the wall-to-roof joint.
City differences that change the leak, not just the address
Lagos leaks are often about duration and wind-driven rain, plus flooding around low-lying properties that splashes a ground-floor ceiling from outside. The state’s 2021 climate risk assessment found significant parts of Lagos in low-lying ground, some below sea level, and mapped severe flood exposure in parts of Kosofe, Eti-Osa, Ikorodu, and other local governments. A “roof leak” in a ground-floor room in a flood-prone street may be water driven under the eaves or through a soaked block wall. The quote needs that distinction, because a new ridge cap will not stop floodwater.
Abuja leaks often show up at the change of season. Dust has sat in the system for months. The dry-season description in the World Bank’s Nigeria climate profile, drawing on the national communication, runs roughly December to March in the central zone and is tied to Harmattan wind. When rain returns, outlets block. Flat concrete roofs and long tiled slopes in districts such as Maitama or Wuse then hold a pond against a parapet. That is a waterproofing leak as much as a sheet leak.
Ibadan leaks often sit at the joint between an old corrugated roof and a later extension, or at a patch that was made with a different sheet. The city’s rainfall has two peaks in the year rather than Abuja’s single season. A leak that “went away in August” can return with the second peak. The August lull is not proof that the path has closed.
Abuja’s version of this page is Abuja roof leak repair: the first storm after the dry months, versus a path that runs in every rain, versus a parapet that holds water. The district pages linked there are for the building. This page remains the general account for Lagos, Abuja, and Ibadan.
What not to do while you wait
Do not punch a hole in the ceiling to “let it drain” unless the ceiling is already failing and water is pooling dangerously. A controlled opening is sometimes necessary; a random one soaks the room below and hides the path. Do not spread bitumen across a wet lap. It will not bond, and it will have to be scraped off before a real repair. Do not pay for a ceiling repaint as if it were the repair.
Write the timing honestly. “Emergency” is for water that is entering or a roof that is unsafe. “The next few weeks” is for a stain that has dried and a rainy season that is coming. Micheletti Construction uses that choice to order the reading of the request. The site still does not promise an hour.
