New roof installation for homes and builds

New roofs for houses and builds in Lagos, Abuja, and Ibadan: pitch, gutters, temporary cover through the rains, and a quote from Micheletti Construction.

A new roof is not a repair with cleaner sheets. The structure is still being set out, the walls may still be blockwork without a ceiling, and the rains do not wait for the painter. Installation quotes on this site are for that moment: a house, an extension, or a larger building in Lagos, Abuja, or Ibadan that needs a covering designed with the season it will actually meet.

Micheletti Construction reviews the request. There is no panel of installers behind the form. There is also no catalogue price. Pitch, span, the choice of sheet or tile, the gutters, and whether the deck must be temporarily weathered all change the work.

What has to be decided before the sheets arrive

Pitch is the first decision that is hard to undo. A slope that looks elegant and almost flat will pond at the laps in a Lagos downpour and will hold Harmattan dust that later becomes mud in Abuja. A steep slope sheds water and costs more timber or steel, and it changes how a person can work on it safely. Say what the drawings show. If there are no drawings, say how the blockwork has been built and whether a ring beam is already cast.

Overhangs and eaves are the second decision. Too short, and rain runs down the face of the block and into the head of the window. Too long, without a gutter, and the water falls where people walk and where the foundation is shallow. In low-lying parts of Lagos the state’s climate risk assessment mapped flood exposure along waterways and the Atlantic edge. An eave that dumps water into a compound with nowhere for it to leave is not a finished roof, even if the sheets are new.

Penetrations should be drawn before the sheet is fixed. Soil stacks, kitchen ducts, solar supports, and water tanks that sit on the slope all need a collar that can move a little with heat. Cutting them in afterwards, with cement buttered around a pipe, is how a new roof grows a leak in its second rainy season.

Materials, without a showroom speech

Long-span aluminium is light, which suits many residential frames, and it does not rust the way galvanized iron does. It still depends on compatible fasteners and on laps that were actually stitched. A 2025 study of profile aluminium sheet makers in Nigeria’s north-central states tested samples against NIS 488:2010 and found that most of the firms in that sample did not fully meet the specification. That study is not a Lagos factory audit. It is a reason to ask, on a new roof, what thickness and coating you are being offered rather than accepting the word “long-span” as a grade.

Stone-coated steel is a different system: a steel base, a metallic coating, and mineral chips. It is often chosen because it looks like a tile. It asks more of the structure than a thin aluminium sheet, and the chips do not forgive a sloppy lap. Older corrugated galvanized sheet is still widely made and widely fitted. A 2012 Ibadan survey found it on 69 percent of the households who answered. It can be an honest new roof. It is a poor place to economise on coating thickness, because the humid south does not give bare steel a gentle life.

This page will not tell you which of the three you must buy. It will ask you to name a preference, or to say you want the quote to set out the differences for your span.

Programming the work against the rain

Lagos, in the 2024 state environment briefing of NiMet figures, expected rains from the first week of April to the first week of December, against a long-term average of about 1,721 millimetres. NiMet’s 2025 outlook, reported by Punch, kept a 250-to-290-day season on the state. A new roof that is still open in May is open for a long time. Temporary covering — a sound tarpaulin, properly tied, not a banner from a political rally — is part of the plan if the sheets cannot all go on before the rain.

Abuja’s 2025 outlook put onset over the central states, including the FCT, in April and May, and the end of the season in the FCT between 7 and 23 November. A shell that is roofed before that onset spends the wet months closed. A shell that waits until October is racing the end of the season and the start of the dusty dry months, which is a different risk: open blockwork and dust, not months of daily rain.

Ibadan’s pattern has two rainfall peaks and a lighter spell that people call the August break. Science Nigeria’s report of the 2025 NiMet discussion described moderate little-dry-season effects in parts of Oyo, not the severe 27-to-40-day break forecast for Lagos. Do not borrow Lagos’s August window and assume Ibadan will behave the same way. The quote should name the city and the month you hope to close the roof.

Extensions and the existing house

A new roof on an extension has to meet the old one. The valley between them is the most common leak on an otherwise careful job. Say whether the existing roof is corrugated, long-span, tile, or concrete. Say if the new work is a full second floor, which means the old roof comes off, or a side wing, which means a valley and a flashing into a wall that already has paint and conduits.

Occupiers matter. A site with only builders on it can take noise and an open ridge. A house with tenants, a clinic, or a shop on the ground floor cannot. Put that in the description. Micheletti Construction will follow up by the method you choose. They will not invent a programme from a silent form.

Questions people ask

Can you install a roof before the blockwork is finished?

The bearing has to be ready: wall plate, beam, or steel, at the pitch you intend to keep. Sheets fixed to unfinished, moving blockwork are a leak waiting for the first storm. Describe the stage the building has reached.

Do you supply the sheets or only fix them?

The quote can cover material and installation together, which is usually how thickness and fasteners stay consistent. Say if you have already bought sheets, and what they are, so the quote does not assume a different product.

Is there a standard price per square metre on this site?

No. Span, pitch, height, gutters, and the month of the year all change the work. A figure belongs in the follow-up, after those are known.

Who installs the roof if we go ahead?

Micheletti Construction Limited. The form is not a referral to a separate installer.
