Repair, replacement, or a first roof
A repair makes sense when the sheet still has body and the failure is local: a lap, a valley, a ridge, a few fasteners, a cracked outlet. Replacement starts to make sense when the coating is gone across a slope, the sheet is holed in many places, or previous patches are carrying the water. A new installation is a different conversation, because the timber or steel is still being set out and the rains may arrive before the ceiling is in.
Waterproofing sits beside those three, not inside them. A concrete roof or a balcony does not take the same fix as a long-span aluminium sheet. Commercial roofs add length, gutters, and the problem of working while a shop or a church is in use. Inspections are for people who do not yet know which of those jobs they have, including buyers who have not slept in the house through a rainy season.
