Maitama roofs are large, broken into wings, and often judged from a gate rather than from the eaves. The leak that shows in a study or a bedroom is frequently a valley or a parapet upstand, not a nail missing in the middle of a simple slope. Access is part of the job: a gatehouse, a time window, and a compound that does not welcome a ladder at noon.

Why the water appears far from the hole
A Maitama house often has more than one span. Wings meet in valleys. Garages and terraces sit under concrete while the main rooms sit under metal or a tile-like profile. Water that enters at a valley can travel along a purlin and drop two rooms away. People then open the ceiling under the bucket and miss the joint above the corridor.
Parapets make this worse. A slope that is doing its job can still wet a ceiling if the gutter behind the parapet has no fall, or if the waterproofing stops on the flat and leaves the wall to the render. Wind in the wet season pushes rain at that upstand. In the dry months the same gutter fills with Harmattan fines, so the first storm of the year ponds against the wall before it finds an outlet. What to look at from a safe place
You do not need to walk a glazed or steep slope. From a balcony or an upper window, note whether wings meet, whether a tank or a solar frame is bolted through a deck, and whether water stands on a flat after rain. A bucket poured at the high point of a deck, watched at the outlet, tells you if the fall works. Do it where you can stand safely. Do not treat a wet tile as a path.
Write down the gate. If a visitor must be announced, or work can only happen when the compound is empty, the quote has to say so. A price that ignores the gatehouse is not a price for this house. This site still will not print a naira figure. The cost drivers are access, height, and what has to be opened. Maitama usually has all three.
Checklist
- Count the wings. A valley between them is a suspect before the field of the sheet.
- Separate the metal or tile-like slopes from any concrete deck over a garage or terrace.
- Note parapets: is the gutter visible from the street, or only from inside the compound?
- List penetrations: tanks, pipes, frames bolted through the roof.
- State the access window: gatehouse, dogs, a day the house must stay quiet.

Asokoro is not the same note
Asokoro is also large plots and parapets, but the working problem there is often the compound: longer walls, guest wings, and hours when a crew cannot be inside. Read Asokoro if that is the house.
