Gwarinpa is a large planned estate, so the houses can look like copies of each other from the street. The roofs are not copies once you stand in the side yard. One plot’s gutter falls toward a clear outlet. The next plot’s gutter dies in a corner because a later kitchen pushed the downpipe. A quote that prices “a Gwarinpa duplex” as if every duplex were the same roof will be wrong before anyone climbs a ladder.

What repeats, and what does not
The estate was laid out so that bungalows and duplexes recur: similar spans, similar ridges, often long-span metal or a tile-like profile chosen because the neighbour already had it. A fixing mistake can recur with the type. Screws in the same wrong line, a ridge cap bedded the same way, a valley omitted because the plan did not show a wing. That is a pattern worth telling us. It is not a licence to assume your plot failed the same way.
Each compound still drains itself. The road camber does not empty your gutter. A blocked outlet on your eaves dumps water down your wall, even when the house three doors down is dry. Say whether the stain is only yours. Say whether the estate has rules about scaffold, noise, or the hour a vehicle can enter. Those rules change the day, not the diagnosis.
The Abuja season on an estate roof
Abuja’s year is one wet season and then Harmattan dust, not Lagos’s long coastal soak. Dust sits in laps and gutters through the dry months. The first hard rain finds outlets nobody opened. On a Gwarinpa slope that looks identical to the one opposite, that first storm is still a local event: your leaf screen, your downpipe, your tank overflow aimed at a lap.
If the ceiling marked on the first rain after months of dry weather and then stayed quiet, start with the gutter. How a Gwarinpa quote differs from a Kubwa quote
Kubwa is further out, with its own estates and a longer haul for materials. Gwarinpa’s problem is repetition inside one large planned area: the same silhouette, different falls. Do not send a Kubwa description and label it Gwarinpa because both are “estates.” Name the estate if it has a phase or a gate you must pass. That is logistics.
