Lokogoma’s newer houses often look finished from the street and unfinished on the roof. A flat concrete deck over a terrace, a garage, or the whole top of the house ponds when the screed does not fall to an outlet. The ceiling stain is then blamed on “the roofing sheets” even when the wet part of the building has no sheets at all.

A deck that holds water is not a metal roof
A slope of long-span metal throws rain off. A deck keeps rain until geometry removes it. If the outlet is higher than the surrounding screed, or there is no outlet, the deck is a shallow tank. Tiles on top do not change that. Tiles are a finish. The waterproofing, if it was done, is underneath, and it fails at cracks, at the upstand, and at every bolt for a tank or a frame.
Parapets around these decks stop the water leaving over the edge, which is what they are for, and then trap it if the outlet clogs. Abuja’s dry season fills that outlet with Harmattan fines. The wet season is one block of rain, described on the Abuja hub. The first storms are when a Lokogoma deck that looked merely stained in the dry months becomes a pond against the bedroom wall.
Some of these houses also have a sheeted portion: a wing, a boys’ quarters, a porch. The leak you care about may be the deck, the sheet, or the line where they meet. Say which ceiling is wet. A sheet quote will not put a fall into a slab, and a coating quote will not fix a holed wing. Hidden roofs is the note for a low metal slope hidden behind a parapet so the house looks flat. Lokogoma is often the concrete version of that wish: a real deck, not a concealed sheet.
What to test before you ask for a product
From a safe standing place, after rain or with a bucket, watch whether water reaches an outlet or sits in the middle. Count outlets. If you see one and it is full of grit, say so. If you see none, say that too. Do not walk a wet tiled surface to get a closer picture. A photograph of the ponded deck and of the soffit underneath is enough to start.
Newer houses also mean the deck may still be moving, or a tank was bolted through after the coating. Every new bolt is a hole. List them. This page will not name a coating brand or a thickness. Do not borrow another district’s roof
Gwarinpa’s repeated duplexes and Kubwa’s haul are different problems. If your Lokogoma house is a simple metal duplex with no deck, say that.
