What drives roofing cost in Nigeria

Access, storeys, materials, removal, gutters, and rainy-season timing change a roof quote. This page explains the drivers and does not invent a naira price.

A roof price that arrives as a single naira figure, with no visit and no measurement, is not a price you can compare with another one. The roofs are different, the access is different, and the month is different. This page lists what actually moves the cost of a repair, a replacement, a new roof, or a waterproofing job in Lagos, Abuja, and Ibadan. It does not contain a rate. Any number you think you remember from a roadside banner is not confirmed here and should not be treated as this company’s price.

Micheletti Construction can price a described building after the quote form. They cannot price a silence. The drivers below are the reason the form asks for photos, storeys, neighbourhood, and timing.

Access and height

The sheet is only part of the day. Getting a person and a length of metal to the slope is the rest. A bungalow with a clear compound needs less scaffolding than a three-storey house on a Surulere or Mokola plot where the ladder would stand in the street. A locked estate in Lekki or Maitama adds time at the gate and rules about when work can be noisy. A warehouse with a yard in Oluyole or Ilupeju can take a longer sheet than a church with no setback.

Storey height changes the edge protection and the way old sheets come down. Dropping rusty corrugated iron from a height, through a compound where people live, is slower than the same area on a bungalow. If the household cannot leave, the work is sequenced room by room. That sequencing is labour. It is honest labour. It is not included in a per-sheet rumour.

What is already there

Stripping a sound sheet is quick. Stripping a sheet that has been coated in bitumen, screwed into rotten timber, and tied down with binding wire is not. Every previous “repair” that has to be undone is part of this quote. Say so. A photograph of the patch is worth more than a discount you will not actually get.

Purlins that must be replaced are a different job from purlins that can stay. Stone-coated panels are a different weight from thin aluminium. A frame built for short iron, typical of many older Ibadan houses in the 2012 survey that found corrugated iron on 69 percent of roofs, may need more timber or steel before it can carry a heavier profile. The new covering’s price, if it is quoted alone, hides that.

Concrete decks are not priced like sheet. Preparation — cleaning, repairing a crack, forming a fall toward an outlet, turning the layer up a parapet — is the work. The coating or membrane is the last layer. A quote that is only “per square metre of chemical” has left out the fall. A deck that ponds will leak under a fresh coating.

Material and the small pieces that are not small

Thickness, coating, and the metal itself move the material line. So do ridges, valleys, eaves flashings, gutter, downpipes, and the fasteners with intact washers. A long-span slope with no gutter is cheaper on paper and expensive on the wall beneath it the first time a Lagos storm hits the facade. NiMet’s 2025 outlook put 250 to 290 rainy days on Lagos. A gutter in that city is not a decoration. In Abuja the same gutter has to survive being full of Harmattan dust and then taking the first concentrated storms of a shorter season. The product may look identical on an invoice. The duty is not.

Compatible screws cost more than a box of the wrong steel screws and cost less than the leak those wrong screws start in an aluminium sheet. This is a driver, not a brand endorsement. Ask for the fastener to be named in the quote. If it is missing, the two quotes are not the same scope.

Waste and carriage matter on a tight site. Old iron is bulky. A compound with no place to stack it means more trips. A site outside the three cities, named on the form as another city, may add carriage. That is a real driver. It is still not a number this page is allowed to invent.

The month you choose

Rain stops work, damages ceilings if the building is open, and forces temporary covers and return visits. Lagos has the longest exposure: an April-to-December season in the 2024 state briefing, with a severe August lull in the 2025 discussion that is still only a lull. Opening a roof in June is a different price risk from opening it in January, because the temporary works have to be real.

Abuja’s 2025 end of season was put between 7 and 23 November, after a single wet stretch. A replacement that finishes in December is in the dry season the climate profile associates with Harmattan. A replacement that starts in August is in the only rains the city gets. Ibadan’s double peak means an August start can be caught by the second half of the year. If you need the work in the wet months because water is already inside, the quote should include protection of the rooms, not a sunny-day rate with a hope attached.

Emergency timing is a driver as well. People, materials, and a safe way onto a damaged roof are harder to assemble around a storm than around a planned week. Marking every job as an emergency does not make it cheaper. It makes the word meaningless. Use it when the ceiling is active or the sheet is unsafe.

What does not belong in the price

A made-up “government rate,” a star rating, a named past client, or a round figure printed on this website would be fiction. So would a discount for paying cash to an individual who is not the company. The quote you can compare is a written scope: area, material and thickness, what is stripped, what happens to the gutters, how the building stays dry, and what is excluded. Two scopes that differ in those lines are not comparable, even if the final numbers look close.

If a contractor will not say whether the purlins are included, you do not yet have a price. Send the same description through this form and ask Micheletti Construction for a scope you can read. The follow-up is where a figure can exist, because that is where the drivers above have been applied to your building rather than to a slogan.

Questions people ask

Why will you not give even a range in naira?

A range wide enough to cover a bungalow repair and a multi-storey replacement would not help you, and a narrow range would be an invented price. The drivers are listed here so you can see what a serious quote has to include.

Is the sheet the main cost?

Often it is not. Access, stripping, purlins, gutters, flashings, and doing the work in the rain move the total as much as the coil. A cheap sheet with the wrong screws is a second visit.

Does a longer rainy season make Lagos roofs more expensive to replace?

It makes the temporary protection and the programming stricter, which is a real cost if the building must be opened while rain is likely. It does not mean this site has a Lagos surcharge to publish. The quote says what protection is included.

Who issues the figure?

Micheletti Construction, after reading the request. The figure is not produced by this article and it is not farmed out to the lowest bidder on a marketplace.
